Family owned since 1989 · All of San Diego County

The floor is the first thing anyone notices.

Concrete polishing, grind & seal, epoxy coatings, and moisture barriers. Keith and Michael run every job themselves — we've never subcontracted a floor in 37 years.

Before & after

Same slab. A few days apart.

Drag the handle. Almost every floor we finish is the concrete that was already there — we're not hauling in new material or tearing anything out.

How a job runs

You'll know what's happening every day.

Grit numbers aren't marketing — they're the actual sequence. Each pass removes the scratches left by the pass before it.

Step 01Day zero

We come look at it

Free and on site. We check hardness, cracks, old adhesive, and run a moisture test if the floor calls for one.

Step 02Before we start

You choose the finish

Grit level, gloss, color and aggregate exposure — from real samples, not a brochure. Then a written quote with a fixed scope.

Step 03Day one

Prep and containment

Plastic up, dust extraction on, everything we're not working on gets protected. Demolition happens here if it's needed.

Step 0430 → 800 grit

Grind and refine

Metal-bond diamonds open the floor, resins refine it. How far up the scale we go is the finish you picked.

Step 05Final pass

Densify and seal

The step that decides whether the floor lasts twenty years or two. Skipped by cheap bidders. Never by us.

Step 06Before we leave

We walk it together

We go over the whole floor with you, fix anything you flag, and haul out every bit of our own mess.

★★★★★
Front lobby, tight deadline before a big event. Keith and Michael pulled out years of old tile and adhesive and finished a grind and seal that people still compliment. They made the date.

We needed a very specific epoxy system. They found the right solution, priced it fairly, and the service behind it was better than the price.

Flake epoxy in my garage, and I'm still not over it. Easy people to talk to who actually know the material.

Who you're hiring

Ask for Keith. Or Michael.

Keith started this in 1989. Michael grew up on the jobs and now runs them alongside him. Between the two of them, one of them has been on site for essentially every floor this company has ever finished.

That's the whole pitch. We don't hand your project to a sub we've never met, and we don't disappear after the deposit. If something goes wrong — and after 37 years we can promise it occasionally will — you call us directly and we come fix it.

Straight answers

The questions everybody asks.

EDITOR NOTE. The warranty answer has a bracketed placeholder — have Keith fill in the real terms, then delete this box. Everything else is ready to publish.

Can you quote it over the phone?

We can usually give you a sense of it once we know the square footage, what's on the floor now, and what you want it to look like. For a real number we come out and walk the slab — free, and there's no obligation. Concrete varies too much to promise a price sight unseen, and we'd rather be accurate than fast.

How long will my floor be out of use?

A two-car garage is usually two to three days. A few thousand square feet of retail or office is typically three to five. Larger commercial jobs get a written schedule up front, and we'll work nights or weekends so you don't have to close.

Polished concrete or epoxy — which do I want?

Polishing refines the concrete itself, so there's no coating that can ever peel; it's the better long-term answer for most floors. Epoxy is a coating on top, which lets you have any color you want and handles chemicals and spills better. Tell us how the space gets used and we'll point you at the right one, even if it's the cheaper one.

Can you work while we're open for business?

Yes, and we do it constantly — active retail, occupied medical buildings, running warehouses. We section the floor, work off-hours, and keep the space usable. Tell us your hours and we'll build the schedule around them.

My slab is cracked and stained. Is it too far gone?

Almost never. Cracks get filled, most stains grind out, and where the concrete genuinely is too far gone we can put down a cementitious overlay and polish that instead. Text us a photo and we'll tell you honestly what it needs.

Do you warranty the work?

Yes — [warranty terms to confirm] on workmanship, plus whatever the manufacturer covers on the coating or sealer system we install. We're licensed, bonded and insured, and certificates are available on request.

Call and describe the space, or text a photo of the floor. We'll tell you what it needs and what your options are. If we're not the right fit, we'll say so and point you somewhere better.
