Commercial · San Diego County

The floor you already own, finished to last twenty years.

No coating sitting on top, so there's nothing to peel, chip or delaminate under forklift traffic. We grind through the grit sequence until the concrete itself is hard, dense and reflective. It's the finish at GoPro, Costco, SDSU's Love Library and Frontwave Arena.

Tell us what you're looking for and we'll come look at the floor. Free, and no pressure.

Is this the right choice?

We'd rather tell you now than after.

Every finish is wrong for something. Here's where concrete polishing is the right call and where we'd point you somewhere else.

A good fit when…

  • You want a floor that will still look right in fifteen years of traffic
  • The existing slab is in reasonable shape
  • The space sees heavy foot, pallet jack or forklift traffic
  • You want low maintenance — no stripping, no waxing, no recoating
  • You need the space to stay open — we run nights and weekends

We'd suggest something else if…

  • The slab is badly spalled or crumbling — an overlay first, then polish
  • You need a specific solid color — that's epoxy
  • The floor takes constant chemical spills — epoxy handles that better
  • You need it finished tomorrow — polishing takes more passes than grind & seal

How we do it

The parts that decide whether it lasts.

Grit is a real sequence, not a marketing number

We start with metal-bond diamonds around 30 grit to open the floor, then step up through resin-bond passes. Each one removes the scratches left by the last. Where we stop — 400, 800, sometimes higher — is the finish you picked.

Densifier is the step nobody sees

A chemical hardener soaks into the concrete and reacts to make the surface denser. It's the difference between a floor that holds its shine for years and one that dulls in a season. Cheap bids leave it out.

You choose the aggregate exposure

Cream finish keeps it smooth and uniform. Salt-and-pepper shows fine aggregate. Full exposure shows the stone. We grind samples on your actual slab so you're picking from the real thing.

Every machine runs on HEPA extraction

All our grinders connect to large HEPA dust extractors. We can polish inside an occupied office or an open retail store without shutting you down.

Straight answers

What people ask us about concrete polishing.

How long does polished concrete last?

Decades, in practice. Because we're refining the concrete rather than coating it, there's no layer that can fail. Maintenance is dust mopping and periodic auto-scrubbing — no stripping and no re-waxing.

Is it slippery?

Less than people expect. A polished floor has a higher coefficient of friction than most polished stone or VCT, and we can add a slip-resistant treatment where it matters — entryways, ramps, kitchens.

Can you polish over old tile or adhesive?

Not directly. The old material has to come off first, which we handle as part of the job. Cutback adhesive in particular has to be ground off completely or it telegraphs through the finish.

What if the slab has cracks?

Cracks get cleaned out and filled with a semi-rigid joint filler or epoxy before we polish. They won't disappear, but they'll be stable, closed and much less visible.

Want to see what's under your floor?

Most people have no idea what their slab looks like polished. We can grind a small test patch and show you before you commit to anything.
